Jacksonville offers an array of neighborhoods with varying characteristics. Stretching from the river to the coast, the city encompasses urban centers and tranquil suburban streets. San Marco, San Jose, Arlington, and Baymeadows are located on the southeastern banks of the St. John River and showcase a fascinating section of the city. The neighborhoods in the area feature a mix of contemporary planned communities and charming, tree-lined streets with beautiful homes. San Marco is a vibrant area that attracts both young, trendy individuals and long-established families. The neighborhood boasts numerous shops and restaurants, creating a lively and bustling atmosphere. However, the condition and pricing of housing in the region vary widely. While some older neighborhoods are being rejuvenated and their houses restored, many properties have fallen into disrepair. This trend is particularly evident in areas with high numbers of rental properties, where landlords’ maintenance standards may not match those of homeowners. These properties can have a negative impact on the overall appearance of the neighborhood and affect property values, crime rates, and safety.

Here’s a little about each neighborhood:
San Marco
San Marco is a popular and fashionable neighborhood in Jacksonville that attracts residents from all over the city. Its central hub, San Marco Square, features a variety of boutiques, bookstores, gift shops, and meeting places to suit every budget. The neighborhood offers an array of dining options, ranging from the upscale Matthew’s restaurant to the Thai Bistro with live entertainment, as well as casual establishments like pizzerias, sandwich shops, and Starbucks cafes. While there are impressive mansions along the St. Johns riverfront, there are also many more affordable homes just a short distance away. The tree-lined streets of San Marco are dotted with charming colonial and bungalow-style homes. San Marco is home to the nationally renowned San Marco movie theater and the Playhouse theater for the performing arts, both of which are located in the heart of San Marco Square. The San Marco theater is an award-winning cinema that offers a refreshing change from typical multiplexes. It features an art-house setting and showcases new releases as well as classic and cult films. Guests can enjoy a glass of wine, beer, or subs and pizza while watching a movie at this combined bar/restaurant/cinema.
San Jose
San Jose, one of the earliest suburbs of Jacksonville, was planned with the automobile in mind. The San Jose Company was established in 1914, led by Claude Nolan, owner of Claude Nolan Cadillac, who believed that the growth of suburban communities would be fostered by the automobile. However, World War I caused the company’s plans to be postponed indefinitely. It wasn’t until the 1920s that interest in San Jose was revived. In 1925, a charter was granted for San Jose Estates, which envisioned a major community with hotels, a golf and country club, parks, schools, and hundreds of houses. The community’s theme was “a bit of Old Spain in the new world”. The San Jose Hotel, the centerpiece of the development, opened in 1926, but the Florida real estate boom began to collapse, leading to the termination of all construction, except for 31 completed homes. The hotel was closed and sold to the estate of Richard Bolles in 1928. The neighborhood was later engulfed by suburban sprawl after World War II, and today, the original remnants of the Spanish Mediterranean-style project have been mixed in with modern development.
Arlington
Arlington is one of the main sections of Duval County, along with Northside, Westside, and Southside. Originally, Arlington referred to a settlement located east across the St. Johns River from Jacksonville. However, today it encompasses most of Jacksonville located east and south of St. Johns, west of the Intracoastal Waterway, and north of the Arlington River and Southside. To define the area, McEwen used GIS technology to sort 87 businesses with “Arlington” in their name and found a similar definition. He also noted that Arlington overlaps with Southside at its southern end. The area was one of the earliest visited by Europeans and was the site of the French Fort Caroline in 1564-1565, which is now represented by the Fort Caroline National Memorial. The region was only sparsely inhabited until the 19th century, when sawmills and plantations were established along the St. Johns River. Following the American Civil War, these gave way to residential developments, which were gradually absorbed into the growing Arlington community. The construction of the Matthews Bridge in 1953 significantly increased development in the area, making Arlington the fastest-growing part of the Jacksonville region over the next two decades.
Baymeadows
If you take a drive down Baymeadows Road, starting from Southside Boulevard and heading towards its junction with San Jose Boulevard, you will pass by major intersections such as I-95, Philips Highway, and Old Kings Road. Along the way, you will see a mixture of residences, business parks, and shopping plazas, along with restaurants and hotels catering to tourists. Amidst the typical urban scenery of buildings and cars, you will also notice a few distinctive storefront signs advertising exotic grocery stores. These ethnic enclaves along Baymeadows Road reveal the rich cultural diversity of Jacksonville.
